Our Mission
Our roots trace back to the third-party management of properties that other firms wouldn't touch: high-vacancy, delinquency, legal challenges, deferred maintenance, crime, or all of the above. These were the assets available to us, and we learned the business by solving problems others avoided.
That experience shaped our mission: repositioning neglected assets that yield positive returns for both our partners and those who depend on them. At the core of our work is a commitment to preserving and improving naturally occurring affordable housing, revitalizing buildings and neighborhoods alike.
That same operator mentality now extends to industrial real estate. We see the same pattern: scarce, infrastructure-like assets shaped by zoning, proximity, and demand — where institutional discipline applied to sub-institutional properties creates outsized value.
Originally formed as a third-party property management company in 2018, Eretz was rebranded under its own name in 2022. Today it is a vertically integrated real estate investment and management firm with in-house acquisition, construction, and management personnel operating across multifamily and industrial asset classes.

We acquire existing, as-of-right heavy-industrial zoned land in major U.S. metros and high-growth markets where new supply is politically and regulatorily constrained. Zak Rudzki
Founder & Principal
Zak Rudzki is the owner and operator of Eretz Equity Partners, an entrepreneurial investment and management firm that specializes in the acquisition and repositioning of value-add real estate assets across multifamily and industrial.
Prior to forming Eretz, Zak founded BLDG Property Management in 2018, as a vertically integrated third-party property management company and licensed general contractor. BLDG operates a full-time team of maintenance, construction, leasing and back-office staff across multiple locations and projects. Since its conception, BLDG has completed hundreds of gut renovations of apartments across Illinois and Indiana.
In 2022 Zak began dissolving BLDG's third-party business to focus exclusively on growth through direct and syndicated acquisitions. BLDG's personnel continues to provide management and construction services as the sole service provider to Eretz's portfolio.
Zak's background and approach are anchored by two generations of experience in the Los Angeles multi-family market. Prior to forming Eretz & BLDG, Zak led global cybersecurity and tech innovation initiatives in support of the US Department of Homeland Security.
Outside of work Zak loves spending time with his wife, two kids and dog. He is a proud member of the Chicago Riot Rugby Club. Zak holds a B.A. from the University of Arizona.
